Renting From a Property Manager v.s. Landlord

Property owners have two options when it comes to managing their rentals : doing it themselves or hiring a property manager. When a property owner does their own management, they are called a landlord. If a property owner hires a third-party property manager, it can be an individual or a company.

Renting From a Landlord

If you are renting a property from the owner acting as the landlord, they will likely live nearby and may even come by to collect rent in person each month. Landlords may or may not have a written rental/lease agreement and are much more likely to rent their properties on a month-to-month basis. Some landlords are even willing to waive security deposits, negotiate rental rates, or even barter the rent for other services or items.

Renting From a Property Manager

When you rent from a property manager, you will likely have limited or no contact with the actual property owner. They might not even live in the same state or country as the property. Property managers and professional property management companies only deal with written, legal rental/lease agreements and are not likely to waive any fees or deposits. Regular inspections of the property will be required, including at move in, move out, and at regular intervals throughout the rental agreement. Property managers will typically also have an established procedure for voicing complaints or requesting maintenance/repairs that is reviewed with the tenant upon signing the rental agreement.
