What to Check for During a Rental Property Inspection

Now that you’ve found a tenant, the deposits have been paid, and agreements have been signed, it’s time to move the tenant into their new place. Before you hand over the keys, you need to conduct a comprehensive inspection of the property, including extensive photographs and proof of date. Then again, at regular intervals during the tenancy, the same inspection needs to be conducted to ensure the property is being properly cared for and maintained. Once the tenant leaves the property, the inspection is done once again and compared to the initial move-in inspection to identify damages beyond normal wear and tear.

At Douglas Realty Property Management, we inspect all the properties we manage:

  • When a tenant moves in
  • After 10 months of the tenancy
  • When a tenant moves out

We can also add in inspections at three months and seven months if desired for an additional fee as part of our Additional Inspection Package. These inspections are a great chance for us to check on maintenance issues that tenants frequently overlook, such as changing AC filters. They also allow us to get ahead of damage issues before the lease is up for renewal.

We use a comprehensive checklist to make sure we don’t miss anything that could cost you down the road. Inspections require that the tenant be notified at least 12 hours ahead of time and must be conducted during reasonable times, which Florida law defines as 7:30 a.m. to 8:00 p.m.
