Why Inspections Matter, A lot.

Just like you can’t plant a flower and wait a year to water it, you can’t turn a rental property over to a tenant and wait a year to check in. When you rent your property to tenants with our help, you can trust that your property will be carefully inspected and evaluated at predictable intervals. Here’s what you can expect 

Initial Property Inspection

A pre-move-in property inspection is the best insurance policy out there. The Douglas Realty initial property inspection is nine pages long and includes at least 150 photos of your home. 

We work with many property owners who may not see the inside of their home for years at a time, so they trust us to be their eyes and ears. The initial inspection provides a baseline of the condition of the home before tenants move in. If any glaring problems exist, we can address and fix them immediately. 

8-Month Renewal Inspection

Unlike other property management companies that wait a year or two years to inspect the condition of a rental home, our team returns at the eight-month mark for a renewal inspection. This allows us to see how your tenants are treating your home and notate any damage that has occurred since the initial inspection. 

Based on what we find during this eight-month inspection, we advise whether or not the tenant should receive a renewal notice for another lease. 

Inspection When Tenant Calls For Repairs

Finally, it’s important to perform a basic inspection whenever a tenant requests repairs. Douglas Realty only sends licensed, insured vendors to evaluate the damage and the cost of necessary repairs. We specifically use outside licensed and insured vendors to prevent any conflict of interest when recommending repairs. 

The bottom line? Our frequent inspections ensure that your property never suffers extensive damages or unknown issues. In fact, in 40 years, Douglas Realty has never lost a security claim. Our documentation is so thorough to protect homeowners and ensure tenants pay for damages out of their security deposits.
