Hey everyone, today we’re taking a look at how we do our tenant selection process. Every other part of property management all boils down to who’s in your home. It’s honestly the most important part.
Listen, there’s only a couple of things that we do differently than any other property management company. These couple of little things, that we do, make all the difference in finding the right tenant for your property.
Today you’re going to get to see the right way to place a tenant, and the wrong way, which most other people do. We’re going to have a lot of fun in today’s video, it’s gonna be informative, and I hope you guys enjoy.
“They seem to really have liked the house when I showed it. I ran their background and they have a few evictions, and they have drug charges. But man, I really need to make that commission this month. Louis Vuitton just released their new line of purses. Ok, I’ll approve them, who cares.”
“Hey, did you bother to check the tenant’s background on 10th pl, because they have a grow house going on and they have nine pitbulls.”
“Oh, not again!”
“I hope they will be approved! Our approval process is so hard. Their income per month has to be three times the rent, no evictions, no felonies, no bankruptcies, and good credit scores.”
“Excuse me, you’re forgetting the biggest part! You have to tell them why we’re different than any other property management company in Southwest Florida! Our agents don’t get to make the decision on who goes in the property, the assistant property managers, who are salaried make the final decision based solely on the information on the application, not based on wanting to get paid. This way, the best applicant gets placed in the property every time virtually eliminating evictions, and headaches in general. It’s part of the Douglas Difference. Also, I came over here because this is my good side.”
